🚨 PSA of the Day 🚨

If your Realtor isn’t investing in professional photography for your home, it’s worth asking why.

Your home deserves to make the best possible first impression. In today’s market, buyers almost always see your home online before they ever step through the front door. Dark, blurry cell phone photos simply don’t showcase your home’s true potential.

I’ve had buyers tell me they won’t even schedule a showing if a listing has poor-quality photos because they assume the home hasn’t been marketed properly.

Professional photography isn’t an extra, it’s part of presenting your home in the best light and maximizing its exposure. When you hire a Realtor, you deserve someone who is willing to invest in marketing your property, not just put it on the MLS.

Selling your home is one of the biggest financial transactions you’ll make. Make sure your agent is doing everything possible to help you succeed.

I recently started working with a veteran client, and it brought back a memory from early in my real estate career.

At the time, I was with a different franchise brokerage and was helping a buyer using a VA loan. I remember finding out there was an administrative fee of around $500 that couldn’t be charged to my veteran client. Instead of asking him to pay it, I paid it myself. I would gladly do that again for someone who has served our country. What stuck with me, though, was that the brokerage wouldn’t even consider waiving the fee.

Fast forward to today.

After seriously considering walking away from real estate, I joined Park Place Realty Group. Like many agents, I became discouraged by how often the industry seemed to put profits ahead of people. I wanted to be somewhere that shared my values.

This week, I received an email from Park Place reminding all of us that administrative fees are waived for our veteran clients.

It may seem like a small gesture, but to me, it says everything.

It’s one of the many reasons I’m so grateful to be part of this brokerage. Park Place truly cares, not just about its agents, but about every client we have the privilege of serving. The focus isn’t on squeezing every dollar out of a transaction. It’s about doing what’s right, treating people with respect, and honoring those who have sacrificed for our country.

PSA for anyone with elderly parents, grandparents, or family members:

I currently have a buyer under contract on a home in Rostraver that has solar panels installed. As part of the sale, the solar loan must be paid off at closing, and the payoff is approximately $70,000. The sellers were surprised by the amount and did not realize the remaining balance was so high.

This is a good reminder to check in with elderly family members before they sign contracts for major home improvements, including solar panels, roofing, windows, and similar projects. Make sure they fully understand the financing terms, monthly payments, interest rates, and total payoff amount.

Whether you're for or against solar, it's important that homeowners understand exactly what they're agreeing to before signing. A quick conversation today could prevent a very expensive surprise later.
