A buyer we worked with last spring interviewed three agents before choosing one. She told us later that the questions she asked revealed more than any bio page ever could.

Agent selection is one of the highest-stakes decisions a buyer or seller makes in Eastern NC. Yet most people spend more time vetting a contractor than the person negotiating their largest asset. The right questions surface real expertise in about ten minutes.

Five worth asking any agent before you sign anything:

1. How do you value a waterfront home? A CMA that ignores water depth, dock condition, and CAMA setbacks isn't a CMA. It's a guess.

2. What's your local transaction history? Ask for closings in Washington, Bath, Belhaven, Oriental, not just "the region." Pamlico County is not Beaufort County, and neither trades like Wilmington.

3. How do you handle CAMA permits? If the answer is a blank stare, keep interviewing. Coastal buyers inherit whatever the seller did or didn't file.

4. What's your CMA process? You want to hear about comparable sales, adjustments for water frontage and elevation, and current flood insurance ranges ($2k to $6k here, depending on the parcel). Not a Zillow screenshot.

5. Who else is on your team? Real estate is a relay, not a solo sport. Lender, surveyor, insurance broker, marine contractor. The names should come quickly.

Ask us about draft depth before you ask about the kitchen.

That's the line. It comes out of us every single time we walk a buyer down a dock for the first time, before anyone mentions the counters or the porch view. It isn't a marketing slogan. It's the sentence we've learned to say because we've watched too many buyers fall for the water in front of them and forget to ask what their boat actually needs beneath it.

A waterfront home is only as good as the water it sits on. A view that stops your breath at high tide means very little if your boat can't leave the dock at half tide. Draft depth, the ICW access, whether the channel holds water year-round or shoals in over a season, these are the details that decide whether you live the life you're imagining or just look at it from the yard.

That's why we ask about draft first. Slip length, water depth at low tide, and how the boat moves in and out are the questions that separate a functional waterfront home from a beautiful one you can't fully use.

None of this is meant to slow anyone down. It's how we help buyers say yes with full confidence, already knowing what most people learn the hard way.

Quick question: what's the one word you'd use to describe this year so far?

For a lot of people, it's stressful. And when everything feels shaky, itโ€™s easy to second-guess the move you were ready to make. But the truth is, the housing market is one thing thatโ€™s been remarkably stable.

Home prices have been relatively steady for about 4 years now. The number of homes for sale is right about where it was last year (up 2%). And mortgage rates have held in the same general 6-7% range since late 2022.
