US Cash Sales Offer Fast Signal
I've kept a close eye on cash sales in the US housing market—something I relate to as both a real estate agent and a property investor myself. Recently, about 25% of existing-home sales have closed with cash. For those of us watching the market, this is a quick signal of buyer competition or financing trends. When more buyers are paying cash and prices are climbing, it signals high competition. But if cash purchases rise as overall sales slow down, it could mean buyers using financing are running into challenges. On the other hand, if cash sales decline while prices stay steady, it might suggest credit is getting easier to access, letting regular buyers get back into the game and bringing some balance to the market.

I’ve seen small cash investors focus on homes tied up in probate, tax issues, or in need of repairs—situations where speed matters. Even when it’s tough to get a loan, older, more affordable homes still attract buyers looking for a deal. As someone just starting out in real estate, but with personal experience in investment properties, I know how important it is to understand local factors—property taxes, renovation costs, and strong management can make all the difference. Scaling up isn’t easy, but it’s where discipline pays off.

U.S. Housing Affordability Hits a Breaking Point
Housing affordability across the U.S. has become a major challenge, and as someone who’s taken my own first steps into real estate investing, I see how these numbers hit home. Early 2026 has seen slow movement: existing home sales remain weak, new-home sales are steady, more renters are staying put, and the pace of new move-ins has slowed. With median prices for both new and existing homes now above $400,000 and mortgage rates still over 6%, the cost of owning a home is close to record highs. Since 2020, existing-home prices have grown to nearly five times the median income. By late Q4 2025, buying a median-priced home means a payment around $3,100 per month—requiring an income over $120,000. Affordable rentals are also becoming harder to find: units renting for less than $1,000 have dropped by 7 million, and 11 million of the lowest-income renters are chasing just 3.8 million affordable units nationwide. While there’s been some progress with policy changes and new financing tools at every level of government, even more support is needed to help buyers and renters reach their goals. While there was a slight 2% uptick in refinance activity, the average loan size has actually hit its lowest point since June 2025. Even adjustable-rate mortgages dropped to 7.7%.
