Donna Hency - Main St. Real Estate After living in mid Missouri I moved to a remote area in Northern Missouri where job opportunities were limited. And, so my real estate career began.

I take the headache away from buyers and sellers in the Warren and Franklin County areas by handling everything from A to Z for them; guiding them along the way to ensure we make it to the closing table. All of my past experiences were in executive assistant positions but with limited jobs available, I took a job as a bartender/restaurant manager. One of my customers owned a real estate company a

nd asked if I had ever thought about selling real estate. I told him I actually had but my kids were young at the time and it wasn’t a good fit. He appreciated my work ethic and personality and asked if I’d get my license so I could take over for him in his office. It was a rough start in the beginning. I lived in a town that was not growing and most homes were valued at less than $75k. I had just moved to this town and initially I had to overcome finding clients that were willing to work with the “new girl in town”. But I’m glad that I stuck with it because I quickly made a name for myself by being that agent that listens to what you need and works hard for you. The best part about my job is meeting new people that aren’t just clients but become my friends. I get to know my clients and genuinely love helping them find the right home to buy or sell so they can move on to something that better suits them. By staying in touch with my clients I get to see them living life in their new home and adventures. Today, I’m grateful to be matching people in Franklin and Warren County with their perfect homes. While Franklin and Warren Counties are my focus, I don't mind working the surrounding areas for my clients.

Does My Home Require Radon Testing? YES!!

Concerned about radon? You should be. Radon is everywhere, but it builds up in enclosed spaces. It is one source of lung cancer that we now know how to limit our exposure!

Radon gas causes approximately 10% to 14% of all lung cancer cases in the United States, making it the second leading cause of lung cancer overall and the leading cause among nonsmokers. It is responsible for roughly 15,000 to 21,000 lung cancer deaths each year.

It’s estimated that a non-smoker exposed to high levels of radon over a lifetime has a 1-in-20 chance of developing lung cancer. That estimate increases to 1-in-3 for a smoker exposed to high levels of radon over a lifetime.

A radon test is an inexpensive and simple way to bring you peace of mind – for both an existing home or a prospective purchase.
Radon is an invisible and odorless radioactive gas that’s released from the ground thanks to radium (which comes from uranium).
Radon build-up can occur in any home, regardless of age or how well it’s maintained. Virtually every home in the US has some radon. But the levels vary from house to house, even if they’re situated next door to one another.

How does radon enter a home?
Radon can build up over time to the point when it becomes a serious problem. Your home’s radon levels depend on three main factors:1) The amount of uranium in the ground; 2) The number of entry points into your home; and 3) How well your home is ventilated.

Possible points of entry for radon include:
Construction joints
Cracks in foundation walls and floor slabs
Dirt floors
Floor drains
Gaps around service pipes
Sumps or cavities inside walls
Support posts
Window casements

How is radon testing conducted?
There are two common types of radon tests – a presence test and a more comprehensive 90-day test.

The presence test is the first step, as it will indicate if there’s a significant presence of radon based on a reading of the levels within the home. The homeowner will then know whether mitigation is warranted (2.0piC/l and above is recommend, 4.0piC/l is highly recommended).

And, of course, the higher the detected levels of radon, the quicker the issue needs attention.

There are several ways to reduce your home’s radon level, including increased ventilation and sealing of radon entry points, these solutions are often not as effective as active soil depressurization (ASD), also know as a radon mitigation system, typically performed by a contractor.
