Happy Friday!

I love this time of year in the Pacific Northwest. The beautiful fall colors, cozy coffee shops, and fun community activities make it such a special season.

If you’re looking for something to do this weekend, here are a few ideas!

🧙‍♀️ Camas Witches Night Out — Tonight!

Head to downtown Camas from 5–7 p.m. for some Halloween fun, local shopping, and a costume contest.

🎃 Vancouver Farmers Market — Saturday & Sunday

Enjoy seasonal produce, handmade goods, and some of our wonderful local vendors near Esther Short Park.

🌿 Make a Difference Day — Saturday

For anyone who enjoys giving back, Vancouver is hosting a volunteer wetland restoration event at the Water Resources Education Center. Advance registration is required.

And if none of those fit your schedule, sometimes a beautiful fall drive, a walk with the dog, or a favorite latte is the perfect way to spend a weekend. ☕🐾

We’re fortunate to call this beautiful corner of Washington home.

The City of Camas will be hosting a Pumpkin Party as well, Wednesday, October 28, from 2:30 to 5:30 p.m., on NE Cedar St., between 3rd Ave., and 4th Ave., in Downtown Camas. 🍁🏡 Monday Market Update — Southwest Washington!

Good morning! ☕

Our September housing numbers are in, and there’s something interesting happening in Clark County.

📊 4.3 months of housing inventory

🏡 651 new listings

🔑 512 homes sold

⏳ 70 days of total market time

What does this mean?

For buyers, having more homes to choose from can create opportunities to compare properties, negotiate, and make more thoughtful decisions.

For sellers, pricing and presentation continue to be especially important. Buyers are paying attention to condition, location, and how a home compares with others on the market.

One thing I’ve learned working in real estate is that the numbers never tell the whole story.

A home in Camas may experience a very different market than one in Washougal or Vancouver. Even within the same neighborhood, condition and price range can make a significant difference.

There’s something extra special about handing the keys to first-time homebuyers! Today these two closed on their new home, and I couldn’t be happier for them. 🥂

🍁 One of my favorite things about living and working in Southwest Washington is how our communities actually feel like communities.

If you’re looking for something fun this weekend, Downtown Camas is kicking off October with its 20th Annual Pumpkin Pageant & Harry Potter First Friday this Friday, October 2 from 5–8pm. Downtown businesses will have decorated pumpkins to vote on, along with costumes, art, games, fall shopping and dining.

Then Saturday, Vancouver celebrates a pretty amazing piece of local history at the Old Apple Tree Festival from 11am–3pm. Vancouver’s Old Apple Tree dates back to 1826, and the festival includes music, food, history and even cuttings from the tree while supplies last.

These are the kinds of things I love about our corner of the Pacific Northwest — you can spend an afternoon along the Columbia River, wander through downtown Camas, run into people you know and still discover something you’ve never done before.

🍂 There may be an upside to buying a home in the fall that doesn’t get talked about enough.

More inventory in Clark County means buyers have choices they simply haven’t had in some of our tighter markets.

That doesn’t automatically mean “lowball the seller.” 😊

It does mean we can look carefully at how long a home has been listed, whether the price has already changed, the condition of the property and what terms might matter to the seller.

Sometimes the opportunity isn’t just the purchase price. It might be an inspection repair, closing-cost assistance or simply having enough breathing room to decide whether a home is truly right for you.

The best offer isn’t always the highest offer — and the best house isn’t necessarily the one everyone else is chasing.

If you’ve been sitting on the sidelines waiting for the market to feel a little less frantic, this fall may be worth another look.
