It's been a busy week in real estate!

After two failed contingent sales, my Amboy listing has finally closed. In the end it all worked out how it was meant to though! Both the buyer and the seller are excited to start a new chapter.

My Vancouver listing closed a day later, and the seller is also off to some very exciting adventures.

Closed transactions are always bitter sweet. I'll miss getting to chat with my clients on the daily

A huge shoutout to McGee Plumbing for saving the day yesterday.

We originally had another company come out and they determined they didn’t have the part needed and couldn’t return for 2 days to repair the water line. McGee’s had their plumber stop in at the end of their work day to look at the broken line and ultimately moved around his personal schedule so he could stay and fix the water line. So so grateful for them. ♥️

Keep them in mind for all of your plumbing needs!

In my last real estate post we talked about a 2-1 Rate Buy Down as an option to lowering your monthly mortgage payment. Here’s how it works;

Qualified buyers can reduce their rates for the first two years of their loan with a 2-1 buy down.

☑️A 2-1 Buy Down gives buyers a 2% lower interest rate their first year and a 1% lower interest rate their second year, then for the 3rd year through the remainder of the mortgage term, the rate is the current rate at the time the buyer assumed the mortgage.

☑️ A lower interest rate equals a lower mortgage payment, making this good option to temporarily lower your mortgage payment. In the mean time, if rates go down you still have the possibility of refinancing to a lower rate.

☑️Sellers - this can benefit you as well. A 2-1 buydown as a seller concession can help your listing stand out from the other homes on the market. Rather than cutting purchase price consider paying for the buyers rate to be lowered.

There are a lot of myths out there around buying a home.

It is common for buyers to think that they need to have a 20% down payment, have perfect credit, or go through the real estate process on their own.

Thankfully, none of that is true!

Let’s talk about it.

First, you do not need a 20% down payment. In fact, in some cases, first-time buyers only need to put 3.5% down! There are many different down payment options that can help you buy a house without that 20%.

Next, you do not need perfect credit to buy a home. Like your down payment, there are many programs available to buyers with ok and good credit to help you buy a home.

But how are you supposed to find those programs in the first place? Through the help of your buyer’s agent and a trusted lender, of course! As a buyer, you need a real estate agent by your side to guide you through the process.
