Just outside Palmer, the West Butte Trail offers a short but steep climb through the trees, stairs, and switchbacks—and a 360° reward at the top!

On a clear day, you can see Pioneer Peak, the Knik Glacier, and the beautiful Mat-Su Valley.

Here's our favorite part of the story: More than 400 donors helped Great Land Trust protect part of the Butte for public access.

That's Alaska neighbors looking out for one another! 🙌

Found your dream home in the Mat-Su Valley? Beautiful views, plenty of land, and room to breathe!

But what about the well and septic system?

Many Alaska homes rely on private systems instead of city utilities. That's perfectly normal, but there are three things you should investigate before buying.

💧 1. WATER QUALITY: Have the well water tested. Clear water doesn't necessarily mean safe water!

🚰 2. WELL PERFORMANCE: Review the well log, water production, and pump records. You want to know whether the well can reliably meet your household's needs.

🏡 3. SEPTIC CONDITION: Review the installation and maintenance records, and arrange an appropriate inspection. A failing septic system can be an expensive surprise!

The takeaway? A little due diligence before purchasing can save you considerable headaches later.
