If you’re thinking about adding “real estate investor” to your resume, you want to know the clearest and quickest path to a profit. ⁣

So while you’ve got to be ready to ride the market’s highs and lows, here are a few common ways investors make bank month after month: ⁣

1. Long-term residential rentals: People will always need a place to live but keep in mind, location is everything when it comes to real estate. Seriously, everything!⁣
2. Lease purchase: Lease purchase is a smart way to get involved without having to put up significant capital. Plus, if you lock in when the market is climbing, you can potentially purchase later with built-in equity.⁣
3. Home-renovation flips: Thanks to the popularity of home renovation shows, no explanation is needed for this one (Think Fixer Upper, Flip or Flop?, and Love It or List It).⁣
4. Short sales: A short sale is when a homeowner is behind on their mortgage but not yet in foreclosure. This can be a great opportunity to make a quick profit without investing in lengthy renovations.

For the next few Fridays, I’ll share answers to some of YOUR most common real estate questions — a “Frequently Asked Fridays” of sorts! ⁣

First up? A question I often get from homebuyers: ⁣

Q: Are kitchen appliances included in the sale of a home? ⁣

A; As a general rule, if an item is built-in or attached to the home (think bookshelves, window treatments, light fixtures, etc.), it's included in the sale of the home. Kitchen appliances typically fall under this “rule” unless otherwise specified by the sellers. Ask your realtor for a copy of the seller’s disclosure so you can make note of any items that don’t convey. ⁣

Wondering how you can increase cash flow this year (I mean, honestly, who isn’t?). ⁣

Have you considered investing in real estate? It’s not difficult to get started, and the barrier to entry is low! ⁣

Here are three reasons you should consider it:⁣

1. You'll have that cash flow you wanted. When you’re the landlord, those rent payments come to you every month -- and that’s a really great feeling.⁣
2. Your property will typically Increase in value. In a few short years, you’ll be able to sell your property for considerably more than you paid for it -- the average annual appreciation ranges from 3-5%.⁣
3. You'll own an improvable asset. With a little elbow grease, you can improve your property, increasing curb appeal and value. ⁣

I know you’re anxious to give 2020 one final heave-ho way back into last year. (Seriously, me too.) But before zooming into 2021, let’s not miss the chance to reflect on the extraordinary year we’ve just lived through. Pretty sure we’ll never see another one like it!⁣

Grab a cup of coffee, lean in real close, and let's chat about all things...wait for it...home inspection!⁣

(Cause I mean, do you really have to spend several hundred dollars on a home inspection?)⁣

The answer is yes...a thousand times YES! Here’s why:⁣

1. You may think your home is in perfect shape, but some of the costliest problems are difficult to spot: leaks, termite damage, foundation issues, poor ventilation, faulty wiring, and drippy appliances.⁣
2. A home inspection gives you the chance (before you sign on the dotted line) to have a professional inspector see if there are any problems that need to be addressed, replaced, or fixed.⁣
3. When it’s all said and done, you’ll have an accurate picture of what you’re walking into when you buy. Wouldn’t you hate shelling out money set aside for new furniture on a new roof cause you didn’t know it was leaky? Yeah...me too.⁣

Plan to pay between $200 and $600 for a home inspection—and while you won’t get it back if the sale falls through, it's a safety measure I recommend to all my buyers.⁣
