There are 2 constants in real estate:

1. People are always going to be moving, which means they’re always buying and selling.

2. Real estate is always changing!

Over the past few years, we’ve seen several large shifts in the market. Take a look at just how much has changed for buyers between this year and last year.

Interest rates have risen but competition is down, making it easier and a more pleasant time to be a homebuyer. Plus, you might be able to save some initial cash upfront with a smaller downpayment.

Unlike buyers in 2022, today’s homebuyers don’t have to make crazy above-list price offers with extra cash on hand or sign away their inspection rights to get a seller to consider their offer. Which had put so much pressure on buyers.

Getting pre-approved is key to becoming a successful homeowner!

When you decide you’re ready to jump into the real estate market, getting pre-approved is one of the very first things you should do.

It’s free to you, allows you to understand how much home you can afford, and helps you understand your different loan options.

Plus, being pre-approved is a very good sign for any seller. They’ll be more likely to work with you when it comes to concessions because they'll know that you have the money needed to buy!

Stuck in the middle of wanting to buy a home and wanting to have a low interest rate?

When it comes to buying a home in 2023, you really have 2 options.

1) Wait until interest rates drop and see what kind of home you can get
2) Or buy the home that’s right for you now and refinance down the line

If you’re at a point in your life where you’re ready to buy a home and it makes sense for you to do so, the equity you build will make it worth the higher initial rate.

Remember: you’re not married to your interest rate. When rates drop in the future, you can refinance your mortgage and have the best of both worlds: a lower rate and a home that’s building your financial future!

You NEED to ask these questions when you look at any property that has an HOA (aka homeowner’s association). HOAs exist to manage the community and protect property values by making sure that homeowners abide by the rules.

HOAs can help a neighborhood look and feel cohesive… but they can also be incredibly restrictive. Each HOA is different, so you’ll need to ask these questions of each property with an HOA.

Your agent will help you get the answers to these questions and any other questions you might have about a property.

If you don’t love the idea of an HOA, let your real estate agent know, and they can help you find properties without an HOA or with a minimal HOA.

Lots of things go into your interest rate quote.

Let’s go through the different factors that can affect your interest rate.

- Credit Score: The higher your credit score, the lower your interest rate will be in most cases.

-Loan Type: Different kinds of loans have different interest rates. Generally speaking, FHA and VA loans will have lower interest rates than a conventional 30-year loan.

-Loan to Value: If you only need a $100,000 loan to buy a $300,000 home, you’ll get a better interest rate than you would if you needed a $275,000 loan for the same home.

-Property Type: Some properties, like condos and vacation rentals, are seen as a larger risk to the lender. The riskier the loan for the lender, the higher the interest rate will be on your end.

If you’re a homeowner (or are becoming one soon) I have the perfect new year’s resolution for you!

Create a homeowner binder!

A homeowner binder is an organized collection of the important documents and pieces of information about your house.

If you’re like most people, these tidbits are probably floating around in your email inbox, or your junk drawer, or your head.

Having everything spread out like that makes it hard to find what the paint you used 5 years ago in the dining room was or who put in your floors all those years ago.

My recommendation: avoid the scramble for your home’s info and put together a homeowner binder.

Here’s a few things you should be sure to include:
- Repair receipts
- Dates
- Paint colors
- Flooring names
- Names of contractors
- Insurance info
- Warranties

Once you have your binder put together, you’ll have an amazing resource for yourself and for future buyers!

Let’s talk strategy, buyers!

With all the changes in the market, it’s easy to get caught up in the intricacies of real estate strategy.

But I have a bit of a wake up call for you:

The best strategy is not trying to time the market.

Why? Because it’s nearly impossible!

The market is only clear in hindsight, which means that unless you make a decision, you’ll probably end up regretting not taking action.

So rather than trying to time the market, get pre-approved and ready to buy and then stay vigilant with your real estate agent. Be patient and know what your needs and wants are.

With the help of your real estate agent, you’ll find the right home for you!
