One of my buyers came to the first showing with a notebook full of Pinterest screenshots—and a little fear that they’d never find ā€œthe oneā€ in their budget. After a few tours, we realized the real problem: they were judging homes by the wow factor, not by the quiet signs that a home would be set up for how they actually live. So we made a new rule: look for green flags, not glamour.
