Nearly half of buyers are getting more than the house.

Sellers gave buyers a concession in 44.7% of August home sales - the highest August share Redfin has recorded since it began tracking in 2020.

That could mean help with closing costs, money toward repairs or a mortgage-rate buydown.

But the opportunity is highly local. Before writing the next offer, agents should check how common concessions are in their market and what their buyer would value most.

Price cuts aren’t surging. They’re basically right where they were a year ago.

42.1% of homes saw a price cut last week, compared to 42% during the same week in 2025.

Typically, about one-third of homes see a price reduction before they sell.

But the key here is the year-over-year comparison: price cuts aren’t suddenly spiking. They’re essentially unchanged from where they were at this time last year.
Most national home-price indexes are also still showing 1–2% year-over-year growth, so this isn’t a story about home prices suddenly collapsing.

But higher mortgage rates, more inventory and elevated price cuts are putting more pressure on sellers.

Logan Mohtashami’s 2026 forecast calls for national home prices to decline 0.62%. If rates stay elevated, inventory continues to build and price cuts remain high, that forecast becomes increasingly possible.

The market is shifting, but 42.1% vs. 42% is not a surge like national headlines would have you believe.

Cancellations just hit a three-year high. 14% of contracts nationally fell apart in July.

But the national number hides everything interesting. Atlanta is at 19.8%. Houston 19.6%. Meanwhile Nassau County sits at 3.5% and San Francisco at 4.1%.

The difference is options. Where buyers have alternatives, they walk. Where they don't, they close.
