πŸ’¬ I'm going to say something that sounds completely backwards.

Stop taking the highest offer on your home.

I know. Stay with me.

The highest number on paper and the best deal are not the same thing, and sellers who don't understand the difference are the ones who end up with a deal that falls apart 45 days in, after they've already lost their market momentum and potentially the home they were planning to buy next.

Here's what actually matters when you're evaluating an offer:

πŸ” Financing strength : Is this buyer fully underwritten, or did they get a two-minute online pre-qualification? Those are not the same thing. One closes. The other sometimes doesn't.

πŸ” Contingencies : How many are there, and how tight are the timelines?

πŸ” Closing date : Does it align with YOUR timeline, especially if you're also buying?

πŸ” Earnest money: Is this buyer putting real skin in the game, or can they walk away with almost no consequences?

I've seen sellers choose the highest offer from a buyer with shaky financing over a slightly lower offer from a buyer who was fully approved and ready to close in 30 days. The higher number fell apart at the appraisal. The whole transaction collapsed.

The goal isn't the highest offer. The goal is getting to the closing table, with maximum net proceeds, on your timeline, without ending up scrambling for somewhere to go.

That's what I help my clients do. Every time.

🏠 Before you list your home, there's one step most Central Maine sellers skip.

And it's costing some of them $10,000 or more at the worst possible moment.

I had a client in Waterville not too long ago. They were confident their home was in great shape. We skipped the pre-listing inspection. The buyer's inspector found a major septic issue, a repair that ran well over $10,000. It nearly killed the entire deal.

That one decision to skip a $400 inspection almost cost them everything they'd built in equity.

Here's what a pre-listing inspection actually does for you:

βœ… You find the problem first, on your terms, not the buyer's βœ… You fix it proactively, or you price the home to reflect it transparently βœ… You walk into negotiations from a position of strength, not panic

In Central Maine specifically, watch for older oil tanks, aging septic systems on rural lots, knob-and-tube wiring in older homes, and basement moisture from our freeze-thaw cycles. These are not deal-breakers if they're known ahead of time. They become deal-breakers when they're surprises.

Know your home before your buyer does. That's the lesson.
