Relocating is about so much more than just moving boxes from Point A to Point B.

Whether it's a job change, a military move, or a government relocation, the "to-do" list can feel endless. In those moments, the tiny details are actually the big things. The Maine market is changing, and while we’re finally seeing some new listings, the "good" ones are still hard to find. So how do I make sure my clients come out on top?

Presentation is Key: For my listing clients; ad clean, clutter-free house is about building buyer trust. When a home is staged to show off its best self, it stands out from the crowd.

Pricing is Advocacy: For my buyer clients, the right price & terms determine everything. I advocate for my clients to make sure the offer reflects what they need and what they want to spend. We find that "sweet spot" that gets the deal done.

We’re seeing a major shift in power back toward buyers, and it’s reminding me so much of the pre-2020 market. For the last 5 years, people were waiving inspections left and right just to get a foot in the door—a move I’ve never been a fan of! 🙅‍♀️

Fun Fact: Did you know that in Maine, there’s an unofficial law of nature called "The Patriot’s Day Pea Rule"? Traditional Maine gardeners swear that if you don't get your peas in the ground by Patriot's Day (mid-April), you’re already behind! 🏃‍♂️💨

It is that time of year again where I start to plan a harvest that could feed all of Waterville. Of course, we all know how this ends: right now I’m a Master Gardener in my head, but by August, everything will be overgrown with weeds. 🌿🏳️

If you want to join me in this cycle of high hopes and summer puttering, here is what you should be doing in Mid-April Indoors: It’s finally time for the heavy hitters—tomatoes, tomatillos, and basil! 🍅 Outdoors: If the ground isn't a mud pit, you can direct sow beets, carrots, peas, radishes, and spinach. Transplant: If you were brave enough to start lettuce or onions in March, you can start moving those hardy souls outside.

I just need to accept that "native weeds" are actually just a stylistic choice for my yard.

A few weeks ago, I had the opportunity to tour the Good Shepherd Food Bank as part of a project with the Interact Club that I co-advise. While the work they do is inspiring, the metrics shared during the presentation were deeply concerning.
The data is clear: food insecurity in Maine is currently at its highest level in nearly a decade.

192,000 people are currently experiencing food insecurity across our state.
This crisis impacts our most vulnerable neighbors, including children, the disabled, and the elderly.

As the economic gap widens and essential programs like SNAP and FNS face cuts, more families are falling through the cracks.

Government programs alone cannot bridge this growing gap. It is going to take a village—our village—to step up and ensure that no one in our community goes hungry.

I am incredibly grateful for the volunteers and staff at Good Shepherd and their partners for the work they do. Let's all look for ways, big or small, to support our neighbors in need.

In the mortgage world, a point (specifically a discount point) is essentially a form of prepaid interest. You pay this fee upfront at closing to "buy down" your interest rate, which lowers your monthly payment for the entire life of the loan.

One point is equal to 1% of your total loan amount. For a $300,000 loan, one point costs $3,000. While it varies by lender, and by day sometimes, one point typically lowers your interest rate by about 0.25%. On a $300,000 loan, that 0.25% reduction could save you roughly $50 every single month for the life of the loan.
