Last month, my Aunt and Uncle came to visit Maine for the very first time, and we made sure to give them the full local tour!

We ate fresh lobster, hiked up Mt. Phillip, and took in those incredible Belgrade Lakes views. The absolute best part? My Aunt is a remarkably talented artist, and while we were catching our breath at the top of the mountain, she pulled out her pastels and created a quick sketch of the scene right there on the summit! 🎨⛰️

There is nothing quite like seeing Central Maine through the eyes of a first-time visitor. I can’t wait to see all the artwork inspired by her trip—and I’m secretly holding out hope that a few feature Appa! 🐾❤️

A Tale of Two Pricing Strategies! 🏡

The June numbers for Waterville are in, and looking at both the averages and medians reveals the real story behind our local market!

⏱️ The Real Story: Speed vs. Strategy
While the average time on market was 49 days, the median time on market was just 18 days. Why the big gap? Look at how market time affected sold prices:

0–30 Days on Market (55.6% of homes): 10 out of 18 homes sold in under a month and averaged 101.80% of list price! 🚀

31+ Days on Market (44.4% of homes): Homes that sat past 30 days required price adjustments and ultimately sold between 93.5% and 96.6% of asking price.

💡 What This Means For You:
For Sellers: Pricing accurately out of the gate is critical. Well-priced homes are still commanding over asking price in under 3 weeks!

For Buyers: Over 55% of homes move fast at full price or above, but homes sitting past day 30 offer real opportunities for price adjustments and negotiation room (averaging a -$12,983 adjustment overall).

The numbers are in for June, and the Maine housing market is shifting into a much more balanced rhythm! 📊

Here is a quick breakdown of what happened last month across the state and right here in Kennebec County:

Statewide Trends (June 2025 vs. June 2026):
Units Sold: 1,556 (⬆️ +7.31%)
Median Price: $436,000 (⬆️ +2.59%)

Kennebec County Spotlight:
Units Sold: 341 (⬆️ +7.23%)
Median Price: $335,000 (⬆️ +3.08%)

What does this mean for you? Statewide inventory hit a 70-month high with 5,667 homes for sale. As Judy Oberg, 2026 President of the Maine Association of REALTORS®, noted, active buyers now have increased negotiating leverage in areas with more inventory.

This report reflects what I’m seeing at the negotiation table. We’re moving toward a more equal playing field for both buyers and sellers. Buyers are finding opportunities for price adjustments, inspection repairs, and better terms. Sellers are still benefiting from strong, steady property values.

A few weeks ago, I had the opportunity to tour the Good Shepherd Food Bank as part of a project with the Interact Club that I co-advise. While the work they do is inspiring, the metrics shared during the presentation were deeply concerning.
The data is clear: food insecurity in Maine is currently at its highest level in nearly a decade.

192,000 people are currently experiencing food insecurity across our state.
This crisis impacts our most vulnerable neighbors, including children, the disabled, and the elderly.

As the economic gap widens and essential programs like SNAP and FNS face cuts, more families are falling through the cracks.

Government programs alone cannot bridge this growing gap. It is going to take a village—our village—to step up and ensure that no one in our community goes hungry.

I am incredibly grateful for the volunteers and staff at Good Shepherd and their partners for the work they do. Let's all look for ways, big or small, to support our neighbors in need.
