🚨 Did you see the headlines today? Let’s talk about what actually happened—and why you shouldn't panic. 📉🏡

The Federal Reserve just raised its benchmark interest rate by 0.25% (bringing the target range to 3.75%–4.00%). This marks the Fed’s first rate increase since 2023.

But before you assume mortgage rates jumped overnight, here are 3 facts every North Georgia home buyer needs to know:

❌ MYTH: "The Fed raised rates by 0.25%, so 30-year mortgage rates instantly spiked 0.25% today."
✅ REALITY: The Fed controls the overnight rate between commercial banks, NOT 30-year fixed home loans. Long-term mortgage rates move with the 10-year Treasury yield and bond market, which already factored in recent economic momentum.

📈 WHY DID THE FED MOVE?

Fed Chair Kevin Warsh noted the decision comes because the American economy is actually strengthening. Consumer spending remains robust, unemployment is steady near 4.1%, and job gains continue. The Fed's rate hike is targeted at cooling 3.7% inflation down to its 2% goal—not shutting down housing.

💡 WHAT THIS MEANS FOR BUYERS TODAY:

Waiting for interest rates to drop to historic rock-bottoms often means waiting on the sidelines while home prices appreciate. And remember: when rates eventually do come down, millions of sidelined buyers will rush back in, restarting the multiple-offer frenzy!
