If you're buying a home in Georgia, there are programs available to you that most buyers never hear about.
Here's a quick breakdown:
Georgia Dream — A state-sponsored program offering down payment assistance for buyers using USDA, VA, FHA, or conventional loans. Both repayable and forgivable options are available. It's one of the best programs in the state.
Arrive Home — Down payment assistance tied directly to an FHA loan. A strong option for buyers who need help covering that initial cost.
Home Ready and Home Possible — Conventional first-time buyer programs from Fannie Mae and Freddie Mac. They don't provide down payment assistance, but based on your income, they can qualify you for lower rates and reduced PMI, which means a lower monthly payment.
These programs exist because the state and federal government want people to own homes. They're not widely advertised, and a lot of buyers miss them simply because nobody told them to ask.
