Newly released Housing Indicators from the Georgia Association of Realtors.

New Listings decreased one percent to 15,919
Pending Sales were up 25 percent to 13,969
Closed Sales were up 26 percent to 14,537
Inventory levels shrank 39 percent to 26,801 units
The Median Sales Price increased 15 percent to $263,500
The Average Sales Price increased 18 percent to $321,278
Days on Market was decreased eight percent to 47 days
Months Supply of Inventory was down 44.7 percent to 2.1 months.

I have never seen inventory levels this low. There were only 62 active listings in Oconee County as of this morning according to the MLS.

From the Georgia Association of Realtors. Monthly Indicators for January are in.

Reflecting a national trend, the Georgia housing market saw an increase in inventory for January. Indicators are as follows:

New Listings increased 14.9 percent to 14,079.

Pending Sales were up 5.9 percent to 10,059.

Inventory levels grew 6.0 percent to 33,710 units.

Median Sales Price increased 7.2 percent to $210,670.

Days on Market was down 4.8 percent to 60 days.

Months Supply of Inventory was up 6.7 percent to 3.2 months.

December numbers from the Georgia Association of Realtors.

Georgia Home Prices Rise in December
16 Jan 2019 -
Georgia once again mirrors national trends, with home prices increasing in most markets in December, but at reduced levels compared to recent years. High demand for few homes for sale fueled price increases, but evidence is mounting that inventory will finally improve in 2019.

A fourth interest rate hike by the Federal Reserve in 2018 spooked the stock market to close out the year. The Fed has indicated that the number of rate increases in 2019 will be halved, which may be of little comfort to an already compressed consumer.

Georgia indicators are as follows:

New Listings decreased 0.5 percent to 8,216.
Pending Sales were down 0.4 percent to 7,292.
Inventory levels grew 2.2 percent to 33,959 units.
Median Sales Price increased 4.6 percent to $215,000.
Days on Market was down 9.8 percent to 55 days.
Absorption rates were even with last year as Months Supply of Inventory remained flat at 3.2 months.

Interesting market tidbit. Looking at the Athens MLS this morning and there are only 158 homes for sale in Oconee County as of today. Only 66 of those homes for sale are under $400,000.
