🏡 Just left another property… this time in Carpentersville, Illinois.

Last night, one of our marketing campaigns brought in a call from a homeowner, and today I made the drive out to meet with them and check out the property.

Believe it or not, this is my first opportunity in Carpentersville, and I couldn’t be more excited to see where this one goes.

One thing I’ve learned in real estate is that no two situations are ever the same. Every homeowner has a story, and my job is to listen first and then figure out the best solution for their unique situation.

Sometimes that’s a cash offer.
Sometimes it’s listing the home on the market.
Sometimes it’s a creative strategy that helps everyone win.

If everything comes together, this could be our 10th property under contract this month, and for that I’m incredibly grateful. Every call, every meeting, and every opportunity is a blessing that I never take for granted.

💰 Cash Offer or List Your House? It Depends on Your Situation. 🏡

One of the most common questions I get is, “Rick, should I take a cash offer or list my house?”

My answer is always the same…

It depends.

If your house is in great shape, you’re not in a rush, and you don’t mind getting it ready for showings, listing it on the market might be the best way to go.

But life doesn’t always happen under perfect circumstances.

Maybe the house needs a lot of repairs. Maybe you’re behind on payments, inherited a property you don’t want, or you’re just ready to move on without the headaches.

The biggest thing I want homeowners to know is this: you have options.

As a local real estate broker and investor, I don’t believe in giving everyone the same answer. Every family and every home is different. Sometimes I’ll recommend listing your home because I truly believe it’s the best choice. Other times, a cash sale is the better fit.

My goal isn’t to convince you to do one or the other. My goal is to help you understand your options so you can make the decision that’s right for you.

☝🏾One thing I’ve learned in real estate…
Every house has a story.
Some stories are exciting a growing family, a first-time homebuyer, or someone finally getting the keys to their dream home.

Others are much harder. Probate. Foreclosure. Divorce. Losing a loved one. Financial struggles. Sometimes a family just doesn’t know where to turn.

One of the biggest mistakes I see homeowners make when they’re facing foreclosure or an upcoming auction is waiting too long to ask questions.
