What are market stats?

Yesterday I posted my monthly stats for Waukesha and Milwaukee. These cities are my areas of expertise and I want to quick explain what these stats mean.

Market stats are updates of whats going on in the real estate market. Right now we are in a sellers market. This means that this is the BEST time to sell your home. There are more buyers looking for a home than homes for sales, so you as the seller are more likely to find a good buyer, faster.

As an example, we see that in days on market. A home sold in 11 day is great for a seller. Thats only 11 days a seller has to maintain a their home for prospective buyers rather than say 45 days in a buyers market.

As another example if over a few months we see that number of listings is going up but sold homes is staying the same or even going down, thats a buyers market. This is the best time for a buyer to look for a home because they have less competition, and usually a little more time to shop around.

I must add, even though we are in a sellers market this isn't a bad time to buy, you just might have a few more people looking at the same property! So get pre-approved, let's go shopping 🏠 and lets send an offer!

On moving day we had a double move. First my mom and I. Everything packed, labeled, and ready to go, we are moved in about two hours. Get to my aunts house, it's about 60% packed.

Paraphrasing - she says, "throw anything in any box, tape it, I'll deal with it later."

Auntie Crystal no worries, we aren't all first borns. 😂

In honor of national moving month, here are some quick tips to get you through!

1. If you have a dresser, place glassware in the drawers with your clothes.

2. Pack heavy books in luggage with wheels to avoid overly heavy boxes.

3. Store spices inside of pots, cover with lids, add to boxes

4. Use a pool noodle around the edges of your mirrors and picture frames to protect them from breaking.

5. Label the sides of the boxes instead of the top.

6. Color code different rooms to make it easy for movers. Add colored labels to each room so they can match it up with each box.

7. Use coffee filters in-between plates.

8. Store knives in pot holders

9. Use clothes and scarves to wrap breakable items.

10. Put together an "open first" box or laundry basket of items you'll need right away like paper towels, toothbrushes, pajamas, toilet paper and shampoo.
