The most expensive mistake a seller can make in 2026!

I hear it all the time. "Josh, let’s list it high. We can always come down later if we have to."

It sounds logical, right? It leaves room to negotiate.

Here is the reality of the Wisconsin market right now. The first two weeks of a listing are the "Golden Window." That is when the serious buyers—the ones with pre-approvals ready—are watching.

If you price your home accurately from Day 1, you create urgency. You create competition. That is how we see that 100%+ list-to-purchase ratio.

But if you price it high to "test the market," you miss that window. The home sits. The excitement fades. Buyers start asking, "What’s wrong with it?" Eventually, you have to drop the price. Usually, you end up chasing the market down and netting less money than if we had priced it strategically from the start.

Don't let "testing the market" cost you your equity.

Let’s consider the following information and a basic summary for a $459k home (I’ve omitted closing costs and similar expenses), which is the median in Waukesha County:

30-Year Fixed:
- Monthly Payment: $3,913.48
- Down Payment: $45,900
- Interest Rate: 6.5%
- Total Investment over 30 Years: $1,002,633

50-Year Fixed:
- Monthly Payment: $3,631.12
- Down Payment: $45,900
- Interest Rate: 6.5%
- Total Investment over 50 Years: $1,484,674

**Note:** This results in an additional $482,041 in interest compared to the 30-Year Loan.
