AI, Data, and Homebuying Decisions

Inspo article for post: https://www.parealtors.org/blog/82-of-americans-use-ai-for-housing-market-information-says-realtor-com/

Realtor.com reports that more than 80% of homebuyers are using AI in their home search—and while that can be helpful, data alone can’t replace smart, personalized decision-making. 🤖🏡

Today’s buyers have access to more information than ever:
📊 Pricing trends and neighborhood insights
🏘️ Property history and market comparisons
📍 Hyper-local data on schools, walkability, and more
🌦️ Climate and risk score insights

But here’s the catch: more data doesn’t always lead to better decisions.

Algorithms can surface options—but they can’t understand your priorities, your lifestyle, or what actually feels right when you walk into a home.

That’s where working with an experienced buyer’s agent makes a difference.

Accredited Buyer’s Representatives are trained to help you:
🔍 Interpret the data (not just scroll through it)
⚠️ Spot what’s missing or potentially misleading
🎯 Turn insights into a smart, competitive strategy
🤝 Bring real-world experience from working with dozens of buyers

Because the best decisions don’t come from data alone—they come from knowing how to use it.

The 40/70 Rule, Part 2

💬 When families start talking about the future with aging parents, the biggest questions often come down to one thing: home—where to live, how long to stay, and what comes next.

While these conversations can be difficult, it’s important to tackle them early. So here are some of the real estate questions worth talking about now👇

🏠 What should happen to the current home?
Is the goal to stay as long as possible, or is there a point where moving would make more sense?

📍 Where do you want to live long-term?
Closer to family? In a walkable area? Near healthcare and services?

🔄 Would downsizing be part of the plan?
If so, when — and what would that next home need to look like?

🛠 Is aging in place the priority?
What updates or modifications might be needed to make the home safe and comfortable over time?

🏢 Would a senior living community ever be considered?
What type — independent living, assisted living — and under what circumstances?

These aren’t one-time decisions, and the answers won’t always be immediately clear. They’re ongoing conversations that can evolve over time.

But starting early makes it possible to plan thoughtfully — instead of reacting in the moment.

As a Seniors Real Estate Specialist (SRES®), I’ve worked with many families in this exact situation. When the time is right, I can help you find a home that aligns with your goals for independence, lifestyle, and long-term comfort during your next chapter.

💬 Have you talked through what “home” might look like in the future for you or your parents?

Is Title Insurance Worth It?

“Do I really need title insurance… or is it just another closing cost?” 📄

It’s a fair question — especially for a one-time fee you hope you’ll never use.

But here’s the thing: when you buy a home, you’re not just buying the property — you’re buying the legal right to own it.

Before closing, a title company searches public records to make sure that right can be transferred to you.

But a title search can only uncover what’s already documented — and not every issue makes it into the records.

So problems can still surface later, like:
▪ unpaid property taxes or old liens
▪ unknown heirs with ownership claims
▪ errors in public records
▪ forged signatures in earlier documents
▪ contractor liens for work completed years ago

Without protection, fixing those issues becomes your legal and financial responsibility.

That’s where title insurance comes in.

There are two different policies:
🏦 The lender’s policy (required for financed purchases) protects the bank for the amount of the loan
🏡 The owner’s policy (optional — but highly recommended) protects you and the equity you’re building in the home

It’s a one-time cost at closing, and the coverage lasts as long as you own the property.

So is it worth it?
For most buyers — absolutely. It’s protection for your ownership, not just another line item on the closing disclosure.

As an ABR®, my role is to help you understand your options, avoid surprises, and make confident decisions throughout your homebuying journey.

The 40/70 Rule, Part 1

💬 Have you heard of the 40–70 Rule? It’s the idea that when adult children are around 40 and their parents are around 70, it’s time to start talking about the future.

There are a lot of things to discuss:
🏡 Near-term and long-term living preferences
💰 Estate and financial planning
🩺 Healthcare wishes and end-of-life decisions

These topics are notoriously hard to bring up. But having these important conversations before a crisis means decisions can be made calmly — not in the middle of stress or uncertainty.

✔ Wishes are clearly understood
✔ Independence is preserved longer
✔ Families avoid rushed, emotional decisions

As a real estate agent who specializes in seniors, I’ve worked with families who have had these conversations — and those who haven’t. The difference is often clear: when expectations and wishes are discussed early, these transitions tend to feel more manageable, thoughtful, and less overwhelming for everyone involved.

If you’re around this stage of life — or know these conversations still need to happen — consider this your gentle reminder to start.

Does the 30% Affordability Benchmark Still Hold?

Inspo for post: https://www.nar.realtor/magazine/real-estate-news/how-affordable-is-that-home-really

You got approved for your mortgage — so you’re good to go, right?
Not necessarily.

For years, the rule of thumb was to keep your housing payment around 30% of your monthly income. It’s a solid benchmark — but in today’s market, that number on its own can create a false sense of security.

Because the payment you’re approved for ≠ the full costs you’ll actually be responsible for every month. And the truth is that number can change – quickly and by a lot.

Here’s what often gets overlooked:
🔹 Property taxes that are reassessed higher after closing
🔹 Homeowners insurance that costs more than expected — and can keep rising
🔹 HOA dues (and surprise special assessments)
🔹 Maintenance, repairs, and real-life utility bills

I’ve worked with enough buyers to know this: the biggest affordability mistakes don’t happen in the loan application. They happen when the full monthly cost of homeownership isn’t part of the conversation.

The 30% rule is still a helpful starting point.
But the real goal? A payment that lets you own your home and still enjoy your life.

While none of us can predict future tax or insurance changes, we can do the due diligence up front — run the numbers, look at historical trends, and build a comfortable monthly range so there are fewer surprises later.

That’s why, as an ABR®, I walk my clients through the complete affordability picture — so their budget feels comfortable on day one and five years from now.

📩 Want to see what homeownership would actually look like for your monthly budget? Let’s talk.

Taming the “Paper Monster”

Inspo for post: https://www.storagecafe.com/blog/decluttering-tips-for-seniors/

If you’re wondering how to help an aging parent or loved one get ready for a move or start the decluttering process, one of the most meaningful things you can do is help tame the “paper monster.”

Decades of photo albums.
File drawers full of documents.
Stacks of manuals, cards, records, and important papers.

For many older adults, paper isn’t just clutter — it’s memories, identity, and life history.
Which is why it can quickly become an overwhelming task.

Want to help? Start small and make it a family project:
📸 Scan and organize family photos into shared digital albums
📄 Sort and digitize important documents
👨‍👩‍👧 Invite siblings or grandkids to help label and archive memories
💻 Set up a simple, secure digital folder system they can access anytime

You’re not just reducing what has to be packed and moved — you’re preserving their history, making important information easier to find, and lightening the emotional weight of the transition.

And the good news is that if time, distance, or logistics make this hard to take on yourself, there are professional digital organizers and digitizers who can help!

Let me know if you need a recommendation. I’m always happy to connect families with trusted resources — just reach out.

Home Trends: Wood Cabinets Overtake White

Inspo article for post: https://www.nar.realtor/blogs/styled-staged-sold/wood-cabinets-overtake-white-as-top-choice-in-kitchen-remodels

✨ Plot twist: After a long reign at the top of home design trends, white cabinets have officially been dethroned.

According to Houzz’s Kitchen Trends Study, wood cabinetry is now the number 1 choice for kitchen remodels.

So what’s showing up in all the dream kitchens right now? 👇

🌿 Medium and light wood tones are leading the way
🎨 Tuxedo kitchens (two-tone cabinets) are still going strong
🪵 Wood islands — especially butcher block — are having a major moment

Translation: the all-white, ultra-minimal kitchen is no longer the only “safe” option. Today’s buyers are leaning into spaces that feel warmer, more personal, and more lived in.

So now I’m curious ⤵️
If you’re house hunting today, what’s your pick?

Catfished by Listing Photos

Inspo article for post: https://www.nar.realtor/magazine/real-estate-news/sales-marketing/are-you-catfishing-buyers-with-picture-perfect-real-estate-photos

🤖📸 Are you being catfished by listing photos?

AI editing and virtual staging are everywhere in real estate photos right now. And when they’re used the right way, they’re actually helpful — they show how an empty space can be lived in, help buyers visualize layout, and make online searching easier.

But there’s a big difference between showing potential and hiding problems.

Here’s how to tell the difference 👇

✨ Helpful:
• Virtual furniture that shows how a room fits a bed, sofa, or dining table
• Clear “digitally staged” labels on the photos
• Original, unstaged photos included in the listing
• Removing clutter or bold décor to highlight the space itself

🚩 Look closer:
• Missing or blurred windows, ceilings, or floors
• Every photo looks altered — with no original versions
• The view in the photos doesn’t match Google Street View 🌆
• Rooms feel much larger than the floor plan suggests
• Curved walls or stretched-looking spaces from extreme wide-angle shots

Adding furniture and adjusting lighting is one thing…
but removing power lines, cracks, water stains, or the building next door? ❌

The goal of listing photos is to help you decide if a home is worth seeing in person — not to rewrite reality.

💬 Have you ever felt catfished by listing photos? Do you find virtual staging helpful — or do you prefer to see the real, empty space?
