It's important to realize sellers won't work with unreasonable offers when they receive four competitive offers (usually for asking price of higher) the same day it's listed. It isn't 2013 anymore. Be pre-approved ahead of time, and now days, you better check out a property ASAP because turn-key houses don't stay on the market long.

I often get asked: "Darren, will house prices come down this spring/summer? SHOULD I BUY OR WAIT?.....or SELL?"

Well, that's a very loaded question. Short answer? It will probably still be super competitive. Millennial couples have hit the housing market coupled with record-low interest rates, high costs of building, steep rent prices, and low inventory. I don't see it really slowing down until interest rates creep back up.

Due to covid and forbearance, I don't believe we saw many foreclosures on the market this summer/fall 2020 compared to normal. That might bring some supply back but probably won't make much of a difference. Turn-key houses in the 150k-200k range will still sell like hot cakes.

For those wondering, I looked at a quote from one of my clients regarding a 1,280 sq. ft. commercial building on a slab (no basement). $160,000. It doesn't not include land, grading, or curbing, etc.

Contrary to what many people seem to think, it's not cheap to build. That being said, I love scouting land for these kinds of projects. If you are looking for a great parcel to build on, shoot me a message.
