Got a 5-Day Notice? Don't Panic... But DON'T Ignore It.

Receiving a 5-Day Notice can be scary but it does not automatically mean you have five days to pack your things and leave.

In most situations a 5-Day Notice gives you an opportunity to correct or “cure” the issue within the required timeframe.

💰 Behind on rent?
Depending on your situation, you may be able to pay the amount due or seek emergency rental assistance through local community organizations.

📝 Lease violation?
The notice should explain what needs to be corrected and the timeframe you have to do it.

📞 Most importantly: COMMUNICATE.

Ignoring the notice won't make it disappear. 🫣 If you're struggling financially, reach out to your property manager and local assistance programs as soon as you receive the notice (preferably before you get notice). Some programs may be able to help with past-due rent, utilities, or other emergency needs but applications and approvals take time.

At Forward Property Management, we'd much rather have a tenant communicate with us early so we can help point them toward available resources than be ignored.

A 5-Day Notice is serious dont get me wrong but sometimes it's also an opportunity to fix the problem before it becomes something bigger or leads to eviction.

Communication matters!!! Resources exist. Don't wait until day five to ask for help. We are here to help you!!

This week, we welcomed a new investor to Forward Property Management! 🎉

After feeling frustrated with the communication and service he was receiving from his current management company, he was referred to us by a local realtor... we connected, talked through his portfolio, his expectations, and how I approach property management and ultimately decided we were a great fit to work together.
