I wanted to clarify.

Waveland Commons is a Tax Credit Property. We are income restricted, not income based.

This means we have income limits that you cannot exceed. But the rents stay the same.

We do accept Section 8.

We have 2 and 3 bedroom units only. HOWEVER, I currently do not have any vacant 2 bedroom units.

My 3 bedrooms are $1168 per month unless we are running a special.

A Property Manager’s job is never done and we must remain fluid in our normal practices. This is a perfect example!

We have been called to assist with a sister property and will be out of the office most of this week and next. But don’t worry, you can still access Amber through emails. The answering service is still available for EMERGENCY MAINTENANCE. If you need an appointment or a question answered please email [email protected] (the hyphen is part of the email). All work orders should be put in through the resident portal directly. Don’t worry! We will be in office to post rents that are deposited in the drop box and handle all move in needs. If you are not wanting to place your rent in the drop box you can always pay through the portal. Just remember partial payments are not accepted!

We’re excited to share that our community is now under new ownership and management, with several improvements already in progress and more on the way. Our spacious 2- and 3-bedroom apartment homes include water, sewer, trash, and preventative pest control. Each unit also features washer/dryer connections, and residents can enjoy amenities like a playground and a coffee bar. As a tax credit (LIHTC) property, we’re required to collect certain documents during the application process. Don’t worry—we’ll keep everything as simple and smooth as possible.

Second, set up an appointment to come in and complete the paper verification process. Make sure to bring the following information when you come.

For all applicants 18 and older:
$50 non-refundable application fee (per person)
Government-issued photo ID
Social Security card
Last 30 days of income documentation, including:
Employment
Self-employment
Government benefits
Retirement income
Any additional income sources
Documentation for all assets, including:
Bank statements
Cash App, Venmo, PayPal, Chime, or other financial accounts
For applicants under 18:
Social Security card
Birth certificate
After reviewing your application for pre-qualification, we may request a few additional items, but we’ll guide you every step of the way.
