If buying a home has been sitting somewhere in the back of your mind, you do not have to wait until you have every detail figured out before asking questions.

You can start with curiosity.

You can ask what is realistic.
You can talk through timing.
You can learn what steps would come next.

As a homeowner myself, I know there are things you do not fully understand until you are living in the house.

And you learn that buying a home is not just about what looks good online.

After 11 years in real estate, I’ve seen buyers fall in love with beautiful homes, but the best fit is not always just the prettiest one.

So here’s Part 3 of the buyer series:

5 Things Buyers Should Think About Before They Say “This Is the One”

1. The prettiest house is not always the best fit. Beautiful still needs to work for your budget, lifestyle, commute, maintenance comfort, and long-term goals.

2. Know your true non-negotiables before you tour. There is a difference between a “must-have” and a “that would be nice.” Knowing the difference helps you make better decisions.

3. Pay attention to how the home lives, not just how it looks. Think storage, layout, parking, laundry, stairs, pets, guests, and how your everyday life would actually function there.

4. The neighborhood should fit your daily life too. The house matters, but so do the commute, surroundings, restrictions, amenities, and how the area fits your routine.

5. It is okay to slow down and ask more questions. Buying a home is a big decision. You are allowed to pause, get clarity, and understand what you are choosing.

Before you fall in love with the house, make sure it can love your life back. 💜

5 Things No One Told You About Buying a Home: Part 2 🏡🔑

There’s a lot more to buying a home than finding one you love. Here are 5 more things I want buyers to know:

💜1. A pretty house can hide expensive problems.
Fresh paint and beautiful finishes are great, but they don’t tell you what’s happening with the roof, HVAC, plumbing, electrical, or foundation. Do your due diligence.

💜2.Your down payment isn’t your only upfront expense. Earnest money, option fees, inspections, appraisal, closing costs and moving expenses can all come into play. Knowing what to expect helps you prepare.

💜3. A full-price offer doesn’t guarantee you’ll get the house. Price is only ONE part of an offer. Financing, contingencies, closing dates and other terms can matter to a seller too.

💜4. Don’t make major financial moves before closing.
That new car or furniture can wait! 😂 Your lender may review your finances again before closing, so talk to them before opening credit, making large purchases or changing jobs.

💜5. The final walkthrough matters more than you think. This is your opportunity to make sure the property is in the expected condition and agreed-upon items have been addressed before you close.

Buying may be on your radar now, six months from now, or someday down the road. Buying a home is a process, and you don't have to figure it out by yourself. I’ve been in real estate for 11 years, and one thing I know and two things for sure is this:

There is a lot of chatter out there about buying a home.

Some of it is helpful.
Some of it is outdated.
And some of it is just plain confusing.

So I wanted to start a simple series to help clear up a few things buyers may not hear enough.

Buying a home does not have to feel overwhelming. Sometimes you just need someone to explain the things people forget to talk about.

5 Things No One Told You About Buying a Home
Part 1

1. You probably don’t need 20% down
Many buyers think 20% is required, but many loan options allow far less.

2. The market isn’t bad. It’s just different.
A different market does not mean there are no opportunities. It means your strategy matters.

3. Your monthly payment matters more than the list price: Taxes, insurance, HOA dues, interest rate, and other costs all affect the real number.

4. A pre-approval is not a spending goal
Just because you qualify for a certain amount does not mean you have to spend it.

5. You do not have to buy the house your family would pick. Advice can be helpful, but you are the one who will live there, pay for it, and build your life there.

Today was about pouring into the people who spend so much of the year pouring into our kids. 💕

Before the first bell rings tomorrow, the staff at Dunaway Elementary School - Waxahachie ISD have already been working behind the scenes getting everything ready for another school year.

So today I stopped by with a LOT of large pizzas, snacks, coffee and a whole lot of appreciation. 🍕☕️💕

Not just for the teachers, but for every difference-maker in that building. The ones who teach, clean, serve, fix, guide, organize, encourage and somehow keep everything moving.

As a forever Dunaway parent and fan, this school will always have a special place in my heart. And one thing I've learned through the years is that a community isn't built by buildings. It's built by people who keep showing up for people.

Today, I just wanted them to know that I see them. I appreciate them. And the work they do matters. 💕
