There are a LOT of myths floating around when it comes to buying new construction—and honestly, some of them are costing buyers money (and unnecessary stress).

Let’s clear a few up 👇

🚫 “It’s too expensive to build right now.”
In some cases, new construction can actually be MORE affordable when you factor in builder incentives, warranties, and energy efficiency.

🚫 “You’ll always get the best deal going directly to the builder.”
Not exactly. Builders may offer incentives—but knowing how to structure those (price vs. upgrades vs. rate buy-downs) makes a huge difference.

🚫 “New homes don’t have issues.”
Every home—new or old—can have problems. Inspections are still important, and having someone advocate for repairs matters.

🚫 “You don’t need a Realtor for new builds.”
Truth: The builder’s rep works for the builder… not you. Having your own representation helps protect your interests, negotiate upgrades, and guide you through the fine print.
