🏡 Ellis County Market Update – Builder vs Resale

Over the last 7 days:

Builders closed 19 homes at a median of $364,990 with 66 days on market.

Resale sellers closed 17 homes at a median of $295,000 with just 50 days on market — and at a higher price per square foot.

Here’s the takeaway:

Builders are using incentives to drive contract activity.

Resale homes are still selling — and selling efficiently — when priced correctly.

This is a strategy market, not a panic market.
