A few things about real estate that might get me canceled… Ellis County edition. 😏🏡

After 7+ years in real estate, I’ve learned that sometimes the best advice isn’t necessarily the advice people want to hear.

Your Zestimate isn’t your home’s market value.

The highest offer isn’t always the best offer.

You probably don’t need to spend $50K renovating your house before you sell it.

And yes… if you’re moving to Ellis County, I’m probably going to tell you that a little acreage beats a tiny backyard. 😂

But here’s the one I’ll stand on every single time:

Staging is marketing.

It’s not about making a house “cute.” It’s about intentionally presenting a home so buyers can see the space, understand how it functions, emotionally connect with it, and remember it after they leave.

And sometimes my job as your Realtor is to tell you the thing you need to hear—not just the thing you want to hear.

Because whether I’m helping you buy a home in Waxahachie, Midlothian, or elsewhere in Ellis County, or preparing your home to sell, my goal isn’t to tell you yes to everything.

My goal is to help you make a smart real estate decision.

After 7+ years in real estate, I’ve learned that some of the BEST advice isn’t always the advice people want to hear.

So here are a few things I’ll stand by as a Waxahachie Realtor serving Ellis County, Texas:

Your Zestimate is not your home’s market value.
The highest offer isn’t always the best offer.
You probably don’t need to renovate your entire house before selling.
Acreage is a BIG deal around here. 🌳
Staging isn’t just decorating — it’s marketing.
And your Realtor should be willing to tell you what you need to hear, not just what you want to hear.

Especially that last one. 👏

If you’re selling a home in Waxahachie, Midlothian, Red Oak, Ovilla, Ennis, Palmer, or anywhere in Ellis County, my job isn’t to agree with everything you say.

My job is to help you make smart decisions about pricing, preparing, staging, marketing, negotiating, and selling your home.

Sometimes that means telling you not to spend $30K updating your kitchen.
Sometimes it means telling you the Zestimate is way off.
Sometimes it means explaining why the offer that’s $5K lower may actually be the stronger contract.
And sometimes it means moving half your furniture out of the house before photos. 😂

I’ll always choose strategy over telling you what you want to hear.

The suburbs of Dallas beat city living… and you can’t convince me otherwise. 🤠🏡

Give me more house, more land, less traffic, Friday night football, local coffee shops, small-town charm, and a little breathing room — while still being close enough to Dallas when I actually want to go. 😂

That’s exactly why I love living and selling real estate in Waxahachie and Ellis County, Texas.

Things I’m no longer pretending to care about… Ellis County real estate edition. 👀🏡

After 7+ years in real estate, I’ve learned that some of the things sellers and buyers hear all the time just… aren’t it.

I’m no longer pretending that:

✨ Overpricing your home “just to see what happens” is a good strategy.
In most cases, we already know what happens: fewer showings, more days on market, and eventually a price reduction. Pricing your home correctly from the beginning matters.

✨ A Zestimate tells you what your home is worth.
Your neighbor’s house isn’t your house. Condition, upgrades, acreage, location, pool, shop, school district, lot size and recent comparable sales can all affect your home’s market value. A local Realtor who knows the Ellis County real estate market can give you a much clearer picture.

✨ You have to live in a cookie-cutter HOA neighborhood.
One of my favorite things about living in Ellis County, Texas is the variety. Want acreage? No HOA? A workshop? Pool? Room for the kids to run? We have options.

✨ Staging is optional when selling a home.
I’ve seen firsthand what thoughtful home staging can do. Buyers are scrolling through listings before they ever schedule a showing, which means your photos and first impression MATTER.

✨ 45 minutes is “far.”

Not every seller wants their home all over the internet — and these sellers wanted a little more privacy than a traditional sale could offer. 🤍

So we did things a little differently.

We marketed their home through our Private Collection, giving them a more discreet selling experience without sacrificing our strategy to get the home sold.
