Here's an interesting article about the history of mortgage rates. We are currently hovering around 7% and that seems high, but in 1982 the average rate was 16% and in the 2000's right before the market crash, rates hovered around 6%. Unless we experience undesirable conditions like a down market or increased unemployment, rates are likely going to stay around 7%. That being said, instead of making a large down payment on your home, talk to your mortgage company about paying points to lower your interest rate. Paying points will lower your monthly payment a lot more than putting more money down in most cases.
