The end product sometimes differs drastically from the initial plan. In life one needs to be able to pivot, adapt and overcome the the hurdles that are presented.

This project initially was intended to be a simple repurpose of a commercial property into a salon. After searching for properties for nearly 3 years we found one.

Bam! Then the setbacks, stomachbpains, fewr, sleepless nights all kicked in and it wasn’t so simple.

After years of delays and overall cost of THREE TIMES the initial estimates ate and getting additional partners involved we were able to get to the dream for this business owner.

While the finished product is not what the dream was initially we evolved and adapted and made the best of what we were dealt.

Another deal full cycle today with the sale of Park At Blanding Apartments in Jacksonville, FL.

Purchased this deal in April of 2020 and sold today Sep 2022 for just over double what we paid for it.

Tremendous work and effort from all involved transforming this property to create these results for all our investment partners.

Thank you to all the equity partners, broker and our legal team for getting this one to the finish line!

And most importantly a huge special thanks to our new management company for coming in and completing our business plan after the original manager was not able to execute.

This sale brings us to just shy of $150,000,000 in commercial real estate sales over the last 8 years!

Started work today on a Freshly Paved Parking lot for all the Residents at one of our properties! Always increasing the beauty so Residents are proud to live where they do!

Minor improvements can lead to large improvements and increase in NOI and value. This chart shows our average monthly water/sewer cost before we upgraded all fixures at complex and after. As you can see there is a tremendous amount of savings created!
Decrease expenses increases NOI and higher NOI increases value!
