SOUTHEAST IOWA MARKET UPDATE
We’ve officially entered the “ber” months, and along with cooler mornings, football games & pumpkin spice among us… we’re seeing a little shift in the real estate market too. 👀
So what does the market look like as we head into fall?
🏡 More homes are hitting and staying on the market. Buyers are starting to have more choices than they did during the ultra-competitive markets we’ve gotten used to.
⏰ Homes may take a little longer to sell. That does NOT mean homes aren’t selling! It means buyers can be more selective, and pricing, condition and presentation matter even more.
💰 Home values are still holding strong. Across Iowa, prices have continued to show strength, and several of our Southeast Iowa markets are still seeing solid year-over-year values.
🤝 Negotiations are back. Inspections, closing costs, price adjustments, offering home warranty and other terms are becoming a bigger part of getting deals together which can create opportunities for both buyers AND sellers.
FOR SELLERS:
The days of simply putting a sign in the yard and expecting multiple offers may not be the reality for every property. Pricing correctly from day one + making your home stand out is going to be key this fall.
FOR BUYERS:
This could be a really nice window. More choices and a little less competition can give you room to find the RIGHT house and not just fight for any house.
The market isn’t “bad.”
It’s just changing.
And real estate is LOCAL. What’s happening in Wayland can look different than Mt. Pleasant, Washington, Fairfield or the surrounding acreages.
