I make it a point to view as many of homes on the market as possible. At any given time I have personally set foot in 85% to 90% of the homes on the market. In the last year, I have been in 400+ homes. Why does this matter? How can I advise you on what to offer for a home or what offer to accept if I have not been in the competition? Another successful closing in today’s market — and this one is a good reminder that pricing, presentation, and ex*****on still matter.

This home at 20 Hickory Hill in Wayland had strong fundamentals, but like many sales, there were a lot of moving parts behind the scenes. Preparation, timing, staging guidance, buyer feedback, negotiations, inspections, coordination, and keeping everyone moving in the same direction all played a role.

The market is more challenging. Buyers are more selective, more value-focused, and less forgiving of homes that miss the mark on pricing or presentation.

The goal is not just getting a home listed. The goal is positioning it properly from day one and managing the process all the way through closing.

Condo fees are often set too low. That sounds good upfront, but it usually creates bigger problems later.

Most buyers don’t think about capital expenses. Roof, siding, windows, paving—those aren’t “if,” they’re “when.”

Simple example:
A $20,000 roof lasting 30 years = ~$55/month that should be set aside. That is not even accounting for inflation.

Now apply that across the entire property - siding, driveways, walkways, landscaping, etc. If the association isn’t budgeting properly, the gap shows up as special assessments or sharp fee increases.
