The short answer? The new law is designed to increase the supply of homes, remove some barriers to new construction, expand certain home financing opportunities, and create a healthier housing market over time.

While the law won't immediately lower home prices or mortgage rates, it represents one of the most significant federal housing efforts in years and could positively impact buyers, sellers, homeowners, and communities across Michigan.

Why Was This Law Passed?

Across the country—including many parts of Michigan—there simply aren't enough homes to meet demand.

When housing inventory is limited, buyers compete for fewer homes, which can lead to rising prices and fewer choices.

The goal of this legislation is straightforward:

Build more homes.

It is probably the number one question I am hearing right now.

With interest rates where they are and headlines everywhere, many buyers are wondering if waiting will mean lower prices or better deals.

Here is what current housing projections suggest.

Home prices are expected to rise slowly, not spike.
Mortgage rates have stabilized compared to recent volatility.
Buyers are adjusting, not disappearing.

Waiting does not usually mean homes get cheaper. In many cases, it simply means prices continue to rise while buyers sit on the sidelines.

That said, buying is not about timing the market perfectly. It is about timing your life correctly.
