The highest offer nets you the most. Not always.

Two offers can look completely different on paper and land you in almost the same spot at closing. Or the opposite happens.

A bigger price with a big seller credit attached can actually net less than a lower offer with cleaner terms.

The only way to know which one wins is to run the actual numbers, not just compare the price tags.

An appraisal waiver can strengthen your offer, but do you know what you’re actually agreeing to?

For buyers, dropping that protection could mean bringing significantly more cash to closing if the appraisal comes in low. For sellers, a big offer isn’t necessarily the safest offer if the buyer can’t cover that gap.

That’s why the strongest deal isn’t always about the highest number. The terms behind that number matter too.

A World War I concrete ship sitting just offshore is only part of what makes Sunset Beach in Cape May so interesting.

The SS Atlantus was built as part of the World War I Emergency Fleet and later brought to Cape May in 1926, when plans called for incorporating the old ship into a ferry landing connecting New Jersey and Delaware. The ferry project was never completed, but the remains of the Atlantus are still visible offshore today.

Then there are the Cape May diamonds, pieces of quartz naturally polished smooth on their journey to the shoreline, and another beautiful place in New Jersey where you can watch the sun set over the water.

A small yard doesn’t have to mean limited outdoor living.

This property doesn’t have a traditional sprawling backyard. The rock wall and uphill slope limit the usable footprint, but look at what can happen when you make that footprint work.

Waiving your appraisal contingency makes your offer stronger. It doesn’t.

If the appraisal comes in low, the seller doesn’t automatically drop the price. The buyer doesn’t automatically cover the gap either. So what happens?

It depends on the contract.

Keep appraisal protection, and you may have real options. Waive it, and you may be taking on more risk than you realize.

Before you waive it to win a bid, do you actually know what you’d be agreeing to cover?
