Real Estate Tip:

For sellers and landlords: with the upcoming election, regardless of party affiliation it’s better to not have political ads out front if you want to attract the most potential buyers and renters.

The same holds true for sports memorabilia and any decorations that trigger a sense of rivalry or controversy as you don’t know who your potential buyer/tenant support.

Beware waiving home inspections when buying a house! It still may be hard to find one with the contingency, but it's worth it to avoid buying a lemon.

My friend just told me that her friend bought a house recently sans inspection. Turns out the AC is not working and there may be a leak in the plumbing. Both items plus other defects would most likely have been caught by a competent inspector. Now she is on the hook for costly repairs that she was not expecting.
