🏡 Is a 50-Year Mortgage Basically a Rental?

I can’t help but think about this one…

💭 A 50-year mortgage feels a lot like renting — just with a different landlord. Instead of paying rent to a property owner, you’re paying rent to the bank.

At first glance, the monthly payment looks attractive — about 10% lower than a 30-year mortgage at the same rate, or roughly 10% more buying power for the same payment. But here’s the catch: you’re trading short-term affordability for long-term equity. 💸

Most of what you pay in those early years goes straight to interest, not principal.

Some argue that it doesn’t matter since most people sell or refinance within 7–12 years anyway. But that’s exactly why we need to look at that timeframe.

📊 On a $500,000 loan at 6.5%:

After 7 years, a 30-year mortgage has paid down about $48K in principal.

A 50-year mortgage? Only about $12K.

Even after 12 years, the 30-year loan builds roughly 4× more equity.

So yes, a 50-year mortgage might help someone qualify or stretch into a home today — but it also delays wealth-building and keeps you leveraged far longer.

As someone who sells homes, I want more people to become homeowners 🏠 — but I also want them to buy smart.
For most people, that means sticking with what you can truly afford on a traditional 30-year max.
