This one was an interesting transaction. My clients were looking for their mountain home to escape the FL heat in the summer, and they fell in love with this house. We went under contract, they got cold feet after inspections (which happens), and decided to terminate. A month went by, and they decided this truly was the house for them, so we submitted an offer to go under contract for the second time on this home. By the good graces of the seller and sellers agent, it was accepted (again). Huge shoutout and many thanks to Michelle McElroy for being so merciful throughout this entire transaction, given the circumstances, not many agents would have handled this with such grace like she did. Very appreciative to work alongside peers like herself. So very happy my clients got the outcome they wanted, and their NC mountain home. 🫶

Fast forward, they got their home sold but had to be moved out and find a house here and close within the month, so they called me up. Things every buyer should know before they started looking. 📝

🛑 Stop the “Big Purchases.” Avoid buying a new car or opening credit cards once you start the process. Keep that credit score steady! 🚗
>The “Pre-Approval” is your Golden Ticket. Looking at houses without one is like going to a store without your wallet. Know exactly what you can afford first! 💳
>Closing costs are real. You’ve saved for the down payment, but don’t forget the 2-5% for taxes, titles, and fees. 💸
🕵️ The Inspection is your best friend. Every house has “stuff.” Don’t let a long report scare you—use it as a roadmap for your future home.
