There’s an interesting shift happening in real estate right now.

Nationally, sellers outnumber buyers by nearly 50%, creating more price reductions, longer market times, and stronger negotiating power for buyers.

Minnesota, however, is in a very different position — we’re sitting at only about a 9% gap between sellers and buyers.

What does that mean? Our market remains much more balanced than many parts of the country.

Homes that are well-prepared and properly priced are still selling, but buyers are becoming more selective and negotiations are back. Inspection requests, closing cost concessions, and pricing strategy matter again.

For buyers, there’s finally a little more breathing room than the frenzy of 2021–2022 — but desirable homes are still moving quickly because inventory remains relatively tight here in Minnesota.

The biggest takeaway: real estate is hyper-local again. National headlines don’t always reflect what’s happening in the Twin Cities market.

Square footage is one of the most overrated numbers in real estate.

There. I said it.

Buyers will obsess over price per square foot like it’s the difference between winning and losing.

But here’s what I’ve learned after thousands of walkthroughs:
Layout beats size almost every time.
I’ve seen 2,000 sq ft homes live better than 3,000 sq ft homes.
I’ve seen 3,000 sq ft homes feel tight because the space was wasted or unusable.
Oversized formal living or dining rooms no one uses.
"Finished" basements that have 6 ft ceilings and smell musty that aren't actually good usable living space.
Odd additions that make Buyers ask "what is this room for?"

More square footage doesn’t automatically mean more usable space.

And the market doesn’t always reward raw size the way people think it does.

Flow matters.
Ceiling height matters.
Natural light matters.
Lot placement matters.
How the kitchen connects to the living space matters.
How the layout fits your needs (and a future buyer's needs) matters.

You don’t live in square footage.
You live in layout.

If you’re building or buying, stop over-analyzing price per square foot.

Analyze how the house actually feels when you move through it.
Those two things are not the same.

Home Improvements in December??? Are you CRAZY?? Actually, it is not crazy at all. Many contractors are very slow in December and may offer a discount on their work to stay busy over the holiday season. If you need interior painting, carpet or hardwood installation, hardwood floor refinishing, or anything at all - just reach out cuz "I've got a guy"... and my guys do really great work at a reasonable price!

50 years?? For now it is just a headline.
Everywhere I look, people are talking about the 50-year mortgage.
The majority of what I have read is negative... the narrative behind it is that you will pay more in interest. Yes, this is true. However, we need to remember a few things.
The average amount of time people stay in their house is around 8-12 years....
If you look at a 30-year mortgage amortization schedule, you still pay mostly interest on the front end.
Lets split the difference and say you live in your house for 10 years. You will have only paid the principal down around 15% in this amount of time....
So the argument of paying more in interest is a little odd
Here is what is true:
1. This is not even an approved thing yet... it could be tomorrow, it could be in a few months, a few years or never....
2. Housing affordability is tough for a lot of people... if you can lower the actual cost they pay per month to help them get into a house, that goes a long way
3. This is not going to be for everyone. The same way FHA, VA, none QM, contract for deed, subject to, and cash purchases are not for everyone......
It is simply to provide another options to buyers... if it becomes a real thing
So, to say that you pay more in interest over 50 years therefor should not buy a house because of it makes no sense.
The majority of equity comes from appreciation, as you can see by how much of your house you would have paid off after 10 years above

Get more money for your house.
Remember, the first showing of your house is online! And you may get thousands of online "first showings".
What does that mean? We need high quality photos of your house in perfect condition.
My biggest pet peeve is counter tops... yes, your toaster and knife block looks nice, but it is overpowering in a photo.
It shows a lack of counter space.
Yes, your coffee corner is cute, but not when you sell your house.
Have your blinds open so we have as much natural light as we can get and turn on every light you have... no one wants a dark dungeon.
Staging can go a long way - most staged homes typically sell faster.
This helps paint the picture for the buyer of what the space can offer.
If this is out of budget, we can do a great job of virtually staging to show online what it can look like.
How the house shows in the photos is everything!
If you cannot win the buyer online, they won’t even get in the door.
