Market Perspective
April marked a significant acceleration in the Lake Minnetonka market as the spring season gained momentum. Fifteen lake homes sold during the month, up from just 12 sales in April of 2025, while average sale prices increased substantially year over year, rising from $1,763,750 last April to $2,627,637 this year.

The market also showed improved efficiency, with average marketing times declining to 97 days on market. As seasonal demand returned to the lake, buyers appeared more willing to act decisively on well-positioned properties offering strong shoreline, updated condition, and desirable locations.

The sale-to-list ratio strengthened to 98.7%, reflecting one of the tightest negotiation environments we’ve seen in recent months. Properly priced and thoughtfully presented homes continue to attract meaningful interest, particularly as buyers prepare for the summer lake season.

Inventory currently stands at 75 active lake homes, providing buyers with a broad range of options across varying price points, shorelines, and locations around the lake.
