We just got access to a new mortgage calculator that is honestly one of the best home buying tools we have come across, and we wanted to make it available to anyone who wants to use it.

This isn’t your typical online mortgage calculator that just spits out a principal and interest payment. It pulls in live mortgage rates and estimates property taxes, homeowners insurance, closing costs, cash needed to close, and your total monthly payment, all based on the sales price and zip code you enter.

Basically, it gives you a much more realistic, all-in look at what buying a particular home would actually cost.

If you’re thinking about buying, or even if you’re just curious what different price ranges look like with today’s rates, I’d definitely play around with it.
