I had calls with 2 prospective homebuyers today and a lot of the below info came up in conversations. They have been really confused with so much misinformation.
**Most people arenât sitting on the sidelines because they canât buy. Theyâre sitting there because they donât know what the heck theyâre supposed to do.
Rates change.
Headlines contradict each other.
One person says wait.
Another says buy now.
And somehow everybody with a Facebook account has become a mortgage expert.
So people with good income, solid credit, money saved and every intention of buying still do nothing. Not because they arenât ready. Because nobody has given them an actual plan.
Thatâs the part of this job I think gets overlooked.
Before you ever write an offer, you should know:
What payment actually makes sense for you.

How much cash you really need.
â
What happens if rates move.
â
Where seller credits can help.
â
When buying the rate down makes sense... and when it doesnât.
â
What you can negotiate.
â
And exactly how aggressive you can be when the right house shows up.
Once people understand those things, the conversation changes pretty quickly.
âMaybe we should waitâŚâ
turns into:
âOkay. If we find the right house, we know exactly what weâre doing.â
Thatâs the goal. Iâm not here to convince someone they need to buy a house. Iâm here to make sure that when theyâre ready to make a move, theyâre not guessing their way through the biggest purchase of their life.
You donât need another prediction about where rates are going. You need a plan that works whether they go up, down, or nowhere at all.
