Pre-qualification: a lender collects a buyer's documents and issues a standard letter based on a cursory review of numbers. The file is NOT fully processed and does NOT move into underwriting until the buyer is under contact AND an appraisal has been completed.
** THE BUYER IS ONLY NOMINALLY PRE-APPROVED OR PRE-QUAILIFIED. THE LENDER MUST COMPLETE SEVERAL STEPS BEFORE STARTING THE UNDERWRITING PROCESS, WHICH COULD EASILY DELAY OR PETENTIALLY DERAIL CLOSING.
