There is nothing more rewarding than helping a family navigate a difficult transition. My sellers faced the challenge of a job relocation that required them to move out of state and live apart until their home was officially sold. 🏠✨

I can't even tell you how much this means to hear. 🥹

Story time: These clients met with another real estate team before me. Those realtors came in very snooty and immediately started pointing out negative aspects of their home. This is an impressive home, so finding negative features is hard to do. What surprised me the most, is they gave my clients a listing price on the spot without producing any detailed market analysis. They told my clients that if they wanted to sell, they would need to list at $1.25M. Keep that number in mind.

Thankfully I sold another house down the road from them this past December. They saw my sign and decided to call me. They said it was a completely different vibe from the moment I walked in the door. I was positive, enthusiastic and wasn't bothered by the "negative" features the other realtors harped on. Because the property is so unique, I didn't give a list price on the spot. Instead I took the time to do a thorough analysis and pull similar listings from surrounding towns to give my recommendation on a list price.

Here’s the surprising part: we listed at $1.7M and got a full-price cash offer! Thats almost half a million dollars MORE than their first listing appointment.

I am so incredibly proud of this result and the trust Perry and Linda placed in me to see the true value in their home! 🥂✨

SELLERS… I get it.

You don’t want to give your home away.
You don’t want to leave money on the table.
You want room to negotiate.

And yes… it’s scary to list at or near what your neighbors sold for, especially when you know your home is nicer.

But put yourself in the buyer’s shoes.

Buyers see the data. They see what your neighbors sold for. They see what you paid last year. You don’t get to make up a price, the market decides it.

I know it feels like your neighbors “gave their homes away.” But whether you like it or not, they just set the new standard for the neighborhood.

I also get why the agent who says, “I can get you more,” sounds appealing. But ask the hard question: where does that number come from?

Is it backed by data… or is it just the price needed to win your listing?

Sometimes testing the market higher makes sense if it were still 2021. But if you’re not getting showings, it’s not the description. It’s not the cover photo. It’s not the algorithm.

And before you get mad at your agent, especially one who can prove they’re marketing your home, understand this:

It may not be the agent.
It may be the price.
