Is 2023 your year to become a homeowner?? Well here’s a few suggestions to help get you on the right track!!

1. BREATHE. It’s a new year and a new chance for a fresh start. Don’t stress if you didn’t reach last years goals.

2. Look over your savings goals and monthly budget and see how you can tweak it to fit this year.

3. Try opening a savings account specifically for a down payment and allocate money there every month.

4. Pay your bills on time! This ensures your debt-to-income ratio is adequate for a loan.

5. WATCH your spending. You may want to spend money on new things but try not to max out your credit cards!

Figured it was time to break out some 2023 kitchen trends we’ll be seeing this year!! My favorite 🤩!! Perhaps even some inspo when you buy your new house 😉.

Below are some of the top trends to kick off the new year based off of some industry experts via 👏🏼.

1. Colorful monochrome kitchens
2. New cabinet cutouts
3. Dark metals (matte not black)
4. Mixed counter edges
5. “Hand printed florals” or naturescapes
6. Large scale tiles
7. Pill shaped islands (personal fave)
8. Antique mirrored accents
9. The new neutral - not taupe but not true yellow

Your home can likely sit on the market a little longer than average during the holidays, but here’s some helpful hints to help reduce your home’s time on the market.

1. Price the home RIGHT! Cannot stress enough. Trust your realtor and let them help you understand the market and where it’s at to help you get the home sold.

2. Professional photos. Actually a huge pet peeve of mine if your realtor allows low quality photos to be taken (aka their phone) it’s a bad sign. It is the first impression buyers get of your home and it can deter them from even looking at it in person. This is a MUST for my clients.

3. Staging. What we first mean by that is clean and decluttered with a few main pieces to make the space pop, but staging in general can help add an extra emotional connection with the buyer. If the home is empty, no problem. Virtual staging is becoming more popular these days. Not every realtor does it, but I have some great companies that I use that will give a lasting first online impression for potential buyers.

Closing day = the BEST DAY! Now let’s talk closing costs and what you can expect as a buyer.

Using a buyer’s agent is free to you, but you still have closing costs charged by lenders for various reasons. These will include things such as appraisal, title search, taxes, insurance, etc.

Many first time home buyers underestimate just how much they’ll need. Closing costs can make up about 3 - 6% of the loan amount. That doesn’t include your down payment, but there’s always a chance closing costs can be negotiated. I would also say that in this market, there is a much better chance of negotiations for the buyer as well!
