SWPP is one of the first things put in place on a project like this.

It’s maintained throughout construction, inspected regularly, and designed to keep sediment and runoff where they belong.

At the end of the day, it’s about protecting the environment, and that’s important to us at DCM!

One of DCM’s biggest advantages is our affiliation with Kolb Grading!

Having that expertise closely tied into our projects helps us make smarter decisions early, improve efficiency, and identify opportunities to reduce risk before construction gets too far down the road.

That kind of upfront planning makes a big difference.

In land development, you can’t skip checkpoints ✔️

That’s because of escrows.

A third party holds funds until everything is completed to city or county standards.

So yes, we’re moving as fast as we can, but everything still has to be done right.

Otherwise, we could be waiting years to get those funds released.

Six months ago, Trailside Farms was denied. Why? Traffic 🚗

Our traffic study showed improvements needed before this project could move forward, including a second stoplight and a second access point.

That’s the kind of work that happens long before anyone sees dirt moving.

Traffic studies matter.

Before we ever consider developing a piece of land, it has to pass three tests.

1. Is there demand? Do people actually want to live here?
2. Is the owner willing to sell, and does the price make sense?
3. Can we get water and sewer to the site?

If one of those doesn’t work, the project usually doesn’t either... Trailside Farms checked all three ✅

Follow along as my brothers and I develop this 250 acre community.

The first homes at Post Farms are officially going up 🏡

Still a work in progress, but getting a look inside makes it easier to picture what this community will become.

These display homes will be the first ones up… and the last ones sold.

I’m sure you’ve seen these flags before...

They might not look like much, but they’re marking everything underground… electric, gas, water.

Before we start digging to bring utilities into a site like this, every company comes out to place them.

Because hitting one of these doesn’t just ruin your day… it ruins everyone’s.

Can you imagine 150 Olympic swimming pools full of dirt? 🏊

Or enough to fill a football stadium multiple times 🏈

That’s about how much we’re moving at Trailside Farms. This is what goes into getting a site ready before anything gets built.

Out of 250 acres at Trailside Farms, 57 acres are staying green 🌳

We could fit more homes, but that’s not always the goal. Having space to walk, relax, and just be outside is what makes a community feel comfortable.

Why isn’t there a nightclub in the cul-de-sac? Zoning 🕺🪩

It’s what decides what goes where, so you don’t have a nightclub as your next door neighbor.

Geotech reports tell us what we’re actually developing on.

Rock, water, bad soil… we find it before it becomes a problem.

Because guessing isn’t even an option.
