Home prices are up in some markets and flat or negative in others. So, what's going on?

It really comes down to one thing: inventory.

Where there are more homes for sale than there were before the pandemic, prices have stabilized or dipped. Where inventory is still well below normal, prices are still climbing.

And that’s why the headlines are so confusing right now. It varies a lot by area.

If you’ve been house-hunting lately, you know the struggle. High prices. And too few homes to choose from.

But this Summer, the tide may be turning in your favor.

Nationally, the median asking price is about $11,000 below where it was a year ago. A sign sellers are meeting buyers where they’re at.

And the number of homes for sale just hit its highest point for any June since 2022.

This doesn’t mean a crash is coming – lower list prices and more options just mean you have more room to find a home that fits your budget and your needs.

Sure, the pace has cooled in some areas recently. But houses are still selling all the time. In fact, more than 4 million will sell this year.

The latest home price data just made one thing clear.

More markets are seeing prices rise. And fewer are seeing them fall.

Just one quarter ago, home prices were rising in 71% of markets. Today, it's 80%. That’s a pretty big shift in just 3 months.

Now, that doesn't mean prices are climbing everywhere. But it does mean there’s no widespread crash happening. If anything, prices may have turned a corner.
