Poorly installed roof flashing can lead to water damage inside the structure. When the flashing isn’t sealed behind the stucco, or when the kick out flashing is missing or improperly installed, water intrusion becomes inevitable. There’s only one reliable way to know whether the roofing crew did things right: walk the roof perimeter and inspect the details up close. Peace of mind starts here. An attic firewall is a critical fire protection feature in multi family homes. Its purpose is to separate attic spaces between units, slowing the spread of fire and giving residents essential time to evacuate. When these barriers are damaged, missing, or not properly sealed, their effectiveness is compromised and that’s a problem. Peace of mind starts here. I’ve got your back 📞 561-509-4190 🏠

Electrical splices that are exposed or in direct contact with attic insulation are a safety hazard. All wire connections must be enclosed in a proper junction box to reduce the risk of potential fire. Hiring the right contractor matters. This is a simple requirement that often gets overlooked during kitchen or living room remodels but it’s essential for safety and code compliance. Peace of mind starts here. Do you know how to recognize signs of termite damage? Frass, also known as termite droppings, looks like tiny, wood colored pellets similar to coffee grounds, just like what you see here. Because termites often eat wood from the inside out, damage can go unnoticed until visible signs like this appear. When frass is present, it’s a strong indicator of active or previous termite activity. A licensed pest control company will need to evaluate and treat the property to prevent further infestation and structural damage. Peace of mind starts here. I’ve got your back 📞 561-509-4190 🏠

Double taps = double trouble. They’re often a sign of non-licensed work and that can mean fire hazards, amateur wiring, and insurance headaches. Homes with electrical issues like this may be uninsurable until repairs are completed, causing delays in purchase or renewal. During inspections, I flag these risks early so buyers aren’t caught off guard. Peace of mind starts here. I’ve got your back 📞 561-509-4190 🏠

Chimney crowns are not maintenance free; they need to be sealed properly just like a flat roof. When the crown membrane is cracked or damaged, rainwater can seep into the chimney structure, leading to moisture intrusion, interior damage, and even long term structural issues. Regular maintenance and proper sealing help protect the chimney and the home below it. Peace of mind starts here. I’ve got your back 📞 561-509-4190 🏠

⚠️ ATTENTION PALM BEACH COUNTY NEIGHBORS ⚠️

An important update on our local water situation that could affect all of us in the coming months. 💧

✨ THE SITUATION:
Palm Beach County is experiencing significant drought conditions.

Lake Okeechobee—one of our primary water sources—is currently at 12.66 feet, about 2 feet below the historical average for this time of year. We’ve received less than half the expected rainfall from October through January.

✨ WHAT’S COMING:
There’s a 25% chance the lake could enter the Water Shortage Management Band, prompting the South Florida Water Management District to consider mandatory water restrictions.

📅 Timing: as early as March or as late as May
🚿 Possible change: irrigation reduced from 3 days/week to 2 days/week

✨ WHAT YOU CAN DO TODAY:
NOTE: Keep in mind that some communities require sod; best to check your local community regulations. That said...

You don’t have to wait for restrictions—start conserving now:

1️⃣ Reduce lawn watering to 2–3 times per week
2️⃣ Water only during allowed hours (before 10 AM or after 4 PM)
3️⃣ Check for and repair leaks in your home
4️⃣ Run dishwashers and washing machines only with full loads
5️⃣ Consider replacing water-hungry grass with drought-tolerant native plants 🌱

✨ WHY IT MATTERS:
This isn’t just about lawns. Water shortages impact:
• Municipal drinking water supplies
• Local agriculture 🌾
• The health of the Loxahatchee River ecosystem
• Fire safety (we’re already at a moderate Fire Danger Index) 🔥

Every gallon saved today helps protect water availability for everyone tomorrow. We’ll continue monitoring the situation and keep you informed.

EV plug in car chargers are known for being unreliable, especially when they’re not installed by a licensed electrician. Upgrading to a hard wired system is a much safer and more dependable option. As you can see here, this outlet overheated while it was in use during my homebuyer inspection. Let’s just say I saved the day. Both the seller and the buyer were grateful this issue was caught, before the outlet catches on fire. Inspections matter. Don’t skip this important step before buying a property. A new study from the University of Florida has revealed that two invasive species of termites in Florida have begun to spread farther than experts previously predicted.

Cracked stucco isn’t just cosmetic. It’s a leak waiting to happen. This defect allows water to pe*****te behind the roof flashing, which can eventually lead to roof leaks and interior damage. To prevent this, all stucco cracks should be properly sealed, primed, and painted or the stucco should be removed and redone entirely. During inspections, I flag these vulnerabilities before they become costly repairs. Peace of mind starts here. I’ve got your back 📞 561-509-4190 🏠
