UNDER CONTRACT 🎉

Represented buyer 🙌🏼

So this one has a funny story to it. This is the seller’s childhood home but he tried to sell it overpriced. I saw the opportunity to find him an investor since the whole place needed to be gutted and renovated. Almost everything was original from 1963 😱 I’m talking wallpaper, pink tubs, and probably lead paint 👀 The roof was newer than anything else and it was almost as old as me (so that takes conventional buyers out of the buying pool). Anyways, I found him a buyer!

Here’s the funny story: Seller was originally a FSBO. The day my client wanted to put in an offer was the same day he decided to list with an agent. 🫠 Because of that, he chose not to accept the offer because he wanted to see if he could get better offers as a newly listed property. Well, 40 days on the market later, my client’s was still the best and now we are under contract. About time 😅

We are seeing the same trends between all counties.

Downward:
📉 Closings
📉 % of List Price Received

Upward:
📈 Median sales price
📈 Median days to contract
📈 Active listings
📈 Months supply of inventory

In short: Homes are taking longer to sell and for a little less than asking on average but home values have continued to increase. Inventory is increasing compared to last year but there's still generally low inventory.

The market updates for November are now in! This market is shifting. Here are the highlights:

- Inventory is up compared to last November 📈 Some South Florida counties has more than double the active listings than last year.

- Homes are sitting longer before they go under contract. Home buyers can breathe better now than they did last year. 🫠

- Less homes are being sold 📉 Interest rates are obviously a factor to blame.

- Home prices are still up 📈 (Except Martin county which saw a 4% home value decrease).
