Your TRIM notice sets the value the county taxes you on, and you get just 25 days from that notice to challenge it at the Value Adjustment Board. If similar homes near you sold for less than your assessed value, you have a case.

The one-week closing delay that costs South Florida buyers a full year of property tax savings.

Florida grants the homestead exemption based on who owns and lives in the home on January 1. To lock in the 2027 exemption and start the Save Our Homes assessment cap, you need to close by December 31, 2026. Close in the first week of January, and your first homestead year slips to 2028.

With Amendment 3 possibly raising the exemption to 150,000 dollars next year, closing late is more expensive than usual. If you are buying in Palm Beach, Broward, or Miami-Dade this fall, protect your closing date.
