• USDA Loans: The USDA will not issue new Conditional Commitments during the shutdown, which could delay USDA loan approvals.

• Flood Insurance: The National Flood Insurance Program (NFIP) will not issue new flood insurance policies, which may affect homes in flood zones.

• IRS Verifications: Tax transcripts or income verification requests (4506-C) may be delayed, impacting underwriting timelines.

• Federal Worker Loans: Homebuyers who are federal employees could experience delays in closings due to employment or income verification issues.

• Federal Lien Releases: Payoff or release of federal tax liens may be delayed, which can hold up clear title and closings.

• Bankruptcy Proceedings: Any bankruptcy cases requiring federal court involvement could be slowed or put on hold, impacting borrowers coming out of bankruptcy or needing clearance.

• Other Federal Closings: Any loan requiring federal agency sign-off, verification, or document handling could see delays until government operations resume.
