🏡 2026 Housing Market: Three Forces to Watch

While many expected 2025 to bring a stronger rebound in real estate, affordability pressures and rate volatility kept activity more restrained than anticipated.

Looking ahead, I believe three dynamics will shape housing in 2026:

• Consumer sentiment and economic stability
• The overall direction (not just the level) of mortgage rates
• Federal and regulatory policy shifts affecting lending and development

Lower rates alone may not be the trigger, confidence combined with opportunity tends to move markets.

📍 What We’re Seeing Locally in Wellington

According to the January 2026 market update:

Single-Family Homes
• Closed sales decreased 16.7% year-over-year (30 vs. 36)
• Median sale price increased 2% to $765,000
• Median time to contract rose from 66 days to 115 days
